There are 3 workshops, all with flexible open plan space and we can work with you if you need to make any changes to fit the needs of you and your business. Our prices are very competitive and include rent, rates, building insurance and building management. We are situated within minutes of Newcastle city centre and access to the A1. Our workshop units are approximately 58m2 each. You get easy, all-year-round, access which is independent from the main centre. Each workshop has a separate washroom facility and a digitally monitored alarm system. They have metered electricity, gas and water accounts which are managed by the Work Village and charged monthly.

All the workshops are connected to our superfast broadband service and digital telephone systems. There’s no set up costs – just plug and play!

Visitors and clients receive a warm welcome on behalf of your company and your business will be supported by our dedicated and friendly team who can assist with a range of business services from post to photocopying, and conference services to mailshots, in fact any admin work you may need support with.

There’s ample free car parking on site and we’re in a great central location just two minutes drive from the A1 and Newcastle City Centre.

Letting terms are on a flexible licence and we are happy to work and support businesses needing to make alterations to tailor the layout of the workshop to suit the specific needs of their business.

Rent is competitively priced and our monthly licence fee includes: rent, business rates, building insurance, security, building management and car parking.

Speedy application

No lengthy application here! Just a few pieces of ID and essential information required and if approved we can get you moved in asap. We’ve even had some tenants move in the same day. We provide easy to read and understand licence agreements and no hidden surprises.

Competitive rates

Our monthly fees start from only £241 per month and this includes rent, rates, heat, light, power, reception, security, insurance as well as building management. We’re located minutes from the city centre and theres also free parking.

No lengthy tie-in contracts

We understand business so our contracts are for a minimum of just 6 months and we provide you with a jargon free and easy to read licence agreement which allows for just one months notice. If you need to move around – upscale or downscale this is no issue and can be arranged subject to availability with at notice – its no hassle at all.

Easy access

We operate a 24/7 secure access every day so you have the freedom to access your individual space at any time, day or night. We understand running your own business is not a Monday-Friday 9.00 – 5.00 job.

Peace of mind

The building is monitored at all times by CCTV and as a tenant you have individual access control including a key and your own alarm fob designed to offer you the peace of mind that your space is safe and secure.

The Work Village has a manned reception as well as a knowledgeable management team onsite Mon-Fri 9-5. We will sort your post, parcels and meet and greet your visitors leaving you to focus on running your business.


As a tenant of JBWV you are eligible to tap into our free programme of Business Support ran by our onsite charity Reviving the Heart of the West End. This support consists of training, masterclasses, business advisor 1:1 support as well as a sounding board to get that all important second opinion or valued advice to help you on your business journey.


Our tenants also qualify for discounted meeting space. This ranges from small informal spaces for that intimate meeting, a desk for one to larger spaces for all your conference, meeting, brainstorming or training sessions.
